4-Point & Wind Mitigation Inspection
In Florida every three years your home must pass a four-point property inspection to re-qualify to buy property insurance. This inspection must be done by a licensed inspector. This inspection helps owners and insurers better understand the property being insured. It gives both parties an opportunity to explore the four critical points of a property.
The first step of the four-point is the roof. We will need to view and document the following information: permit history, evidence of maintenance and repairs, current condition, and life expectancy. Pictures and commentaries are part of the final report.
Then we view the electrical components, to confirm that electrical work is functioning as it should and no obvious issues stand out. The permit history and pictures of the panel are recorded in the final report. In some instances, recommendations are made by the inspector to assist in completing the electrical portions. This is always a big help to property owners.
The third category inspected would be your Climate control system also known as your A/C. The permit history, evidence of past repairs, current condition, and expected life expectancies are the general parameters that we look for. Our inspectors will give the easiest suggestions to assist in successfully completing the inspection.
The fourth and final inspected category is your plumbing system. This is a non-invasive visual inspection. The focus is to confirm the water is running and draining. It incorporates the permit history on sewer, septic fields, water pumps, and water heaters. A commentary on the current condition along with pictures is required. Our inspectors will offer suggestions to successfully complete the inspection.
