Certain states require property owners to submit to a four-point inspection when applying or renewing their property insurance. This inspection looks at the roof for age and condition. It also examines the condition of electrical, plumbing, and air conditioning systems. This inspection helps insurance companies and property owners better understand the four critical systems of a property. It allows all parties an opportunity to document the condition of these systems and what might need to be done to accomplish safer living environments.
Wind Mitigation:
This is an optional inspection property owners can submit to their insurance company that focuses on high wind reinforcement or hurricane resistance building design. This inspection looks at window and door opening, wall to ceiling connections, roof and roofing fasteners used when assembling or renovating properties. The combined results produce a result that may qualify property owners for significant insurance premium discounts.

This inspection is a comprehensive look at the entire property’s overall condition. This is the inspection used when buying or selling a home. This inspection will give sellers and buyers a full assessment of the property’s condition. This will bring to light the properties maintenance history and future needs. Pre-Listing:
This inspection is for the seller and their listing agent; it’s offered as a free service. The inspection is visual and intended to identify any problem that may “red” flag the property at the point of sale. It will let the sellers identify any damages that may qualify for an insurance claim, be easily fixed or something more substantial. This inspection is intended to give sellers and their agents the best chance of a seamless sale eliminating the surprises that come at closing.
